The seller would want to sell the property to unlock the equity in the house but there are many things to be considered. First, locating a potential buyer for the property; second, the located buyer should be able to give money on time and the third and the most challenging one are the lengthy procedures starting from the time a buyer visits your property to signing the real estate contract and handing over the money. The procedure it self is about 20-30 weeks long. In case where there was an urgent need of cash, selling the house wasn’t that good an option, only until these big fishes “The Property Buying Companies” came into existence.

These companies get into a real estate agreement with anyone who is willing to sell his property and needs cash. Alternatively, as mentioned above, these companies also sign in real estate contracts with people, the property of whom is posing difficulties to be sold. These companies don’t require the seller to redress the property; they just pick the same in whatever condition it is in. They complete all the formalities and pay cash to the seller once the real estate contract has been signed by both the parties in not more than a month’s time.

Getting into such real estate contracts, these properties earn huge margins as these companies pay only 80% of the market value of the property in question. Hence, there is a straight 20% profit there. As these are big companies, once their brand name is attached to the property they purchase, there would be a lot of potential buyers willing to buy that property from them.

These property-buying companies are not only doing well for themselves but at the same time are helping many in time of need.
